A 39-year-old hospitality professional from Manchester has purchased a derelict villa on Sicily’s west coast for just €21,500 (£19,000), kicking off his ambitious Operation Sicily project to create a full-time family home.

Escaping Rising UK Costs

Jonathan Smith left the UK due to escalating living expenses and concerns over increasing crime rates. Initially eyeing rustic properties in Greece, he found average prices around €325,000, far exceeding his €50,000 (£44,000) budget. Expanding his search to Portugal and Spain, he discovered Sicily’s affordable market and rich food culture proved irresistible.

Recent data from Investropa shows Sicilian properties remain 30-40% cheaper than much of mainland Italy, despite price rises since 2023. Smith had heard of €1 house schemes in some towns aimed at boosting population and investment, but dismissed them after realizing the massive renovation costs for crumbling structures.

The Deal in Mazara del Vallo

Smith secured the villa in Mazara del Vallo—a vibrant coastal town near Palermo and Trapani airports—for well below its €100,000 (£88,000) listing price. The rural property features a 1,000-square-metre garden and sea proximity, ideal for family living after refurbishment.

He allocated another €50,000 for renovations, bringing the total investment to €71,500 (£63,000). Staying in Airbnbs during the process, Smith plans a permanent move with his accountant wife, who will take on remote work. He notes Sicily’s cost of living is about half that of the UK.
