Seller’s Background and Insights

Seller Sam Lund, 50, is retiring from decades in the chip shop business alongside her husband Stephen, a bathroom fitter, to pursue a new chapter living on a narrowboat.

Sam relocated to Stannington in 2007 from Lowestoft, Suffolk, with her late first husband John, transforming their flat-over-shop setup into this spacious home with stunning views. They renamed the longstanding Stanwood Friery to Nosh’s Chippy, after John’s nickname. John passed away in 2018 at age 56 from aggressive cancer.

“Fish and chip shops were our thing, and we both loved serving people and getting to know them,” Sam shared. “You get some proper characters. One fella arrives every Friday looking like the weight of the world is on his shoulders, but as soon as he delivers his order for his family, it’s like a burden has been lifted.”

Sam highlights the shop’s community role: “It is a brilliant way to get to know people in a new area. The people are lovely round here, and it is very satisfying to be doing something that people love. This chip shop has been here for over 40 years, so it is a real fixture in the area, and the next one is over half a mile away.”

Business Potential

Despite rising costs challenging small businesses like pubs and chip shops, demand remains strong, especially for treats like mini fish and chips with curry sauce, peas, beans, or gravy on Fridays.

“Costs have gone up in the last few years, and it has been a struggle to keep prices down,” Sam noted. “But fish and chips is still a go-to treat for lots of people in the area, and when you see them queuing up on a Friday night, it’s great.”

The property includes a food retail licence, allowing new owners to continue operations or repurpose the ground floor—perhaps as an office or playroom—once any lingering batter and chip fat odors are addressed.
